(II) EXPENSES:
The landlord and tenant may agree that the general expenses necessary for the proper maintenance of the property, its services, taxes, charges, and liabilities that cannot be individually allocated and that correspond to the rented property or its accessories, shall be borne by the tenant. Such agreement must be made in writing and specify the annual amount of these expenses. Expenses that can be individually measured through utility meters shall be borne by the tenant.

(III) Real Estate Agency Fees:
We do not charge any commission to the tenant. In the event that professional fees are agreed to be paid by the tenant, the corresponding agreement will be signed separately.
